Strategy

When we look for properties, we are looking for one key ingredient- Value Adding Opportunities! Through an extensive due diligence process, we can identify where a property is lacking in performance and implement a plan to correct the key issues. Poor management, lack of maintenance, below market rents- all create an opportunity for us to increase the value of our investments.

When we first begin to investigate an area, we identify what markets are in current expansion mode. The driving force is rapid job growth for an area. Job growth brings in more people and those people need affordable places to live.  We position ourselves in areas where supply will naturally shrink and demand will increase forcing the values of our properties to rise.

Using key performance metrics, we continuously identify and adjust each property to the highest standards for our investors.

 

Dynamic Asset Holdings Inc is familiar with and target best performing cities in Florida. New markets in primary or tertiary markets will be identified and pursed as markets change. Potential

markets will be investigated for sustainability and adherence to its exacting standard for investment returns. Factors considered will include, but are not limited to market trends, employment, and demographic characteristics. The Company's goal is to acquire 6-8 assets within each market in order to realize volume savings on expenses. Within each market Power Teams will be created. Team members will include commercial brokers, banks, investor,s appraisers, insurance brokers, property managers, and attorneys.

B and C Class properties in A, B, or C areas will be pursed. Multi-Family properties desired are 50+ units but smaller communities will be considered. Retail and office flex properties will be 50,000 square foot minimum. All properties are preferable stabilized but properties at a minimum of 80% occupancy will be considered. All properties will be conservatively underwritten with attention to market comps. The goal is to identify under-performing properties with value-add potential where revenues can be increased resulting in higher investment returns.

A major part of a well performing property is in the management. Dynamic Asset Holdings Inc will employ professional management companies to oversee the properties and help ensure maximum returns. During the acquisition of each community the current management team will be analyzed for competency and commitment to the community and its residents. The existing marketing program will also be reviewed to determine where changes need to be made to effectively reach the target market for that community and bolder brand awareness at each community.
