Apartment Complex (20-100 units)
Smaller apartment complexes are unique in how in how they operate. We often find property managers who have operated these businesses themselves and are tired and burned out. We know how to match up the right professional property managers to improve the tenant experience.
In order for smaller complexes to stand out from the competition they require a special touch. This may be nicer units since they may not have the space for other amenities such as playgrounds and dog parks. We are creative with all of the ways to make our properties stand out in the market.
Large Apartment Complex (100-200+ units)
Properties of this size offer strategic positions based on their economies of scale. We can maximize our effectiveness with the number of staff on property, leverage our local service needs, and provide more amenities to our tenants.
We search for apartments in this range where we can dramatically improve the tenants experience. This may involve updating units, improving the grounds, and using better suited property managers for the day to day operations. B & C Properties in this category that are located in A & B areas present the best opportunities for our investors.
Shopping/Retail

The retail world has changed dramatically since E-Commerce has grown to dominate the consumer shopping experience. Traditional retail spaces are struggling to fill their large spaces with tenants. We see this as an opportunity to pivot the retail space. We search for Service-Based Retail operations. These locations are where people MUST​ show up to. Grocery stores, restaurants, movie theaters, nail salons, cleaners- all places that people will always go to.

The traditional large shopping mall is changing for quicker and more convenient shopping centers. Our ideal properties offer short commutes for local neighborhoods where multiple valuable retailers are located.
